What is an EPC?

Energy Performance Certificates (EPCs) have been a legal requirement for all rental properties since October 2008. EPCs last for up to 10 years and you must have a valid EPC for your property before it can be marketed. An EPC assesses items such as your property’s heating system, insulation and double glazing. It is not a structural or building survey. Concept can check the EPC register and advise you whether you need a new EPC. We are able to arrange for an EPC to be carried out on your behalf so please contact us for further details.

How much will it cost me to let my property?

 How will you conduct viewing for my property?

One of our fully trained Lettings Negotiators will accompany all your prospective tenants on viewings of your property. We aim to conduct block viewing wherever possible to inspire competitive bidding between applicants. If you have any preferences for viewings at your property please contact us to let us know.

Is an inventory necessary and how much will it cost?

Evidence that shows the condition of your property at the beginning and end of a tenancy is essential for a successful let. This evidence will be useful for you in resolving disputes over deposit repayments should these arise at the end of a tenancy. Instructing an impartial inventory company to record a property’s condition yields robust reports giving you peace of mind. We have experience in working with a number of inventory companies and can instruct the service that is most appropriate for you. The costs of inventory reports vary between companies as well as property size and whether your property is furnished or unfurnished. Please contact us for further advice.

What are check ins and check outs?

Concept offer a unique option to Landlords receiving our Bespoke Management Service. We will make an in house video documenting the property condition when we first give your new tenants access and again at the end of a tenancy when we collect the keys. Although similar to inventories, check ins and check outs are not the same and should be viewed as an addition, giving you extra peace of mind, rather than a substitute. We would always recommend that inventories are conducted at the beginning and end of each tenancy.
